WILL I BE TIED INTO LONG TENANCY AGREEMENTS?

No, we tend to start with a 12-month tenancy. This is to make sure that the landlord is happy and that we are happy. Then we typically extending the tenancy for a further 3 years. If the landlord is happy and we are happy, we will never move out!

HOW DO YOUR FEES WORK?

We don't charge any! We simply move into the landlord's property as the tenant and take care of all the maintenance and management along the way. No fees involved.

IS THIS A HMO WHAT YOU'RE LOOKING TO DO?

To be clear this is not a HMO type of letting. We do not let out each individual rooms to our clients. The whole property is available on a short-term basis. There are no tenancies created between me and the clients. They are simply just a licensed guest to the property and we hold the right to enter the property at any given time. They are not primary residents of the property as they usually return home to their families on the weekend.

I'M NOT SURE HOW I FEEL ABOUT GIVING UP CONTROL OF THE PROPERTY! HOW DO YOU MONITOR WHAT YOUR CLIENTS ARE UP TO INSIDE MY PROPERTY?

This is a great question and is something we take EXTREMELY seriously! As per our company policy, all of our properties are equipped with 2 pieces of safety equipment. 1) Ring Doorbell Servailence. This gives us 24hour eyes on the property allowing us to monitor who is entering and who is leaving the building. 2) We implement Minut Sensor Device. This is a small device that gets installed on the inside of the property. No bigger than a carbon monoxide detector. What this device does, is monitor motion from inside the property, humidity, temperature but most importantly, it monitors sound. It doesn't record sound, just simply monitors it. If the sound is detected over 75db for longer than 5 consecutive minutes, we are alerted. 

These 2 pieces of equipment are our LAST line of defense. But still is a great way to keep eyes and ears on your property 24/7. We also take high deposits off each client, take a copy of their driving licence (with home address), take vehicle registration numbers, take credit card scans for any damages over the deposit charge, do general due diligence on the client, and finally our cleaners do routine inspections on the property. 

On top of all of this, our clients have to sign our personalized Ts&Cs. This covers things such as minimum night stays, the maximum amount of occupants allowed to enter the property, no pets, quiet hours that need to be respected, and anything else at our discretion. If a client breaks any of these Ts&Cs, they could potentially lose all of their reservation money, their deposit, and being removed on their first day. 

With all of these systems and processes in place, we really put respect for the landlords & neighboring properties at the forefront of our business. Without keeping the landlord and neighbours happy.. we wouldn't have a business! 

WHO IS RESPONSIBLE FOR THE FURNISHINGS AND WHITE GOODS?

1) we do tend to take on empty properties, just because we know our client's standards so we can easily furnish around that. However, if you do have things inside the property we can most definitely work around that or even sell on your behalf and leave what we have supplied in there at the end of the tenancy! 2) Again, white goods are something we can provide or you can!

WHO IS RESPONSIBLE FOR THE GAS AND ELECTRIC?

It's best to think of us as an AST tenant in this respect. You will be responsible for the boiler, the roof, the electrics, the plumbing etc. We are responsible for all the wear and tear and give you a promise that your property will be handed back to you in the same if not better condition than it was given to us in!
